One clean for the property, split between the names on the agreement.
One clean covers the whole property at one published price, and the house divides that figure however it likes. A three-bed at £295 is about £98 each between three. A four-bed at £355 is about £89 each. Five bedrooms and up start at £425, which is about £85 each between five. The oven sits inside those numbers rather than being sold back on top of them.
In a share the kitchen decides the checkout. One oven, one hob and one extractor have done the cooking for however many people live there, and that is where the hours go. Bathrooms come second, because Thames Water classes the whole of its supply region as hard and scale on a shared shower screen builds faster than anyone expects it to.

When half the house has gone
Keys, absent housemates and who pays.
By the last week, shares empty out unevenly. Somebody has already started a new tenancy, somebody is away, and one person is left holding the keys and the group chat. One name books it, access comes from whoever still has a key or straight from the letting agent, and the same timestamped photo set of the finished property goes to every tenant.
Whoever pays gets the paperwork. The figure goes in writing before we start and an itemised receipt follows the job, which is the document that matters if a cleaning deduction turns up weeks later. A parent or a guarantor can book and pay on behalf of the house.

Where the shares are
The sharer market here, honestly.
This is not a student town and we are not going to pretend it is. Full-time students are between 4.9% and 6.4% of residents across the Clapham and Balham wards on the 2021 Census, the Royal College of Art campus at Battersea is small and postgraduate, and the one large purpose-built student block nearby, urbanest Battersea at 852 rooms, opened in October 2024 in Shaftesbury and Queenstown, outside the ten areas we cover.
What this patch has in volume is professional flatsharing. The Bedford Road belt in Clapham North is the genuine sharer market: Victorian houses split into flats, three and four bedrooms let room by room, tenants who arrived at different times and will leave at different times. The same pattern runs through the conversion stock above and behind Clapham Junction and along Lavender Hill. So the moves come all year rather than in a September wave, and the pressure on the diary is month end rather than end of term.
Booking and timing
When to book a share clean.
Book as soon as the checkout date is fixed. Tenancies are periodic under the Renters' Rights Act and notice is two months, so in a share the date is usually known well before anybody starts packing. Month end is the crowded window, because most agreements here finish in the last week and the final Friday goes first.
A thorough vacuum is included at every size. Carpet shampooing is £30 a room, with the hall, stairs and landing counted as one run at £25, and it earns its money in a share where the carpets have taken a year of four or five people. Pets add £25, which matters more than it used to: since 1 May 2026 a landlord cannot unreasonably refuse a pet request and the pet insurance backstop was dropped, so hair and odour turn up on more checkout reports than they did.

What shared houses ask before they book.
Can we split the cost between housemates?
Yes. One booking, one fixed price for the property, divided however the house agrees. Most shares split it by the number of tenants and some weight it by room size.
How much is it for a shared house?

Half our house has already moved out. Can we still book?
Yes, and it is the normal case rather than the awkward one. One tenant books it, access comes from whoever is left holding a key or from the letting agent, and the finished photo record goes to every name on the agreement.
Can a parent or a guarantor pay?
Yes. The figure is confirmed in writing beforehand and the itemised receipt goes to whoever actually paid, so the paperwork sits with the person who is out of pocket.
Do you clean HMOs and licensed shares?
Yes. Wandsworth has run borough-wide additional HMO licensing since July 2025, so shared houses on that side of the patch tend to arrive with a fuller check-in report, and we clean to that report rather than to a general idea of tidy.
Is there a student rush in Clapham?

Will we get the deposit back?
We work to the report the property is measured against, with a 48-hour re-clean behind it. Cleaning appears in 54% of deposit dispute cases on Tenancy Deposit Scheme adjudication data published by the NRLA, and it is the one category a dated receipt answers outright. Keep it in proportion though: only about 1% of deposits reach adjudication at all.
