What it is
What severe mould removal covers.
Severe mould removal is remediation rather than cleaning. Light surface mould on tile grout, sealant and window reveals is part of a normal end of tenancy clean and we do that ourselves. This page is for mould that has gone into the plaster, spread across a wall or a ceiling, taken hold behind fitted furniture or inside a void, or come back within weeks of being wiped off.
Black mould gets the searches, and stachybotrys is a real species, but it is not the only one that matters and not every dark patch is it. Different species want different chemistry, so a team that identifies what it is looking at before it treats is doing the job properly.
Mould is a moisture problem wearing a costume. Around here the moisture usually comes from the building: solid brick walls with no cavity, a bathroom carved out of a box room during a conversion with a fan ducted into a roof void, cold bridging where the back addition meets the main wall, sash windows with no trickle vents, and a lot of washing dried indoors from October onwards. Take the mould off without finding that, and it is back by February.
When you'd need this
When a wipe-down is not the answer.
A patch on the bathroom sealant is a cleaning job. The cases below are not, and treating them as one means paying for the same work twice.
- Black mould across a whole wall or ceiling rather than in a corner.
- Mould on plasterboard, behind fitted furniture, inside a void or under a floor.
- Mould back within weeks of being cleaned, in the same place, every winter.
- A leak, a flood, a burst pipe or a failed roof that was dried out but never properly remediated.
- Anywhere a GP, an Environmental Health officer or a surveyor has put a health concern in writing.
- A property with an asthmatic child, an elderly resident or somebody immunocompromised living in it, where any spread is worth treating properly.
- A let property where the tenant has complained in writing, or where a Lambeth or Wandsworth licence condition puts the landlord on the hook.
The work
What remediation involves, step by step.
Remediation runs through identification, containment, removal, treatment and cause. Skip the last of those and you have bought yourself twelve months.
Identification comes first: which species, how far it has travelled, and whether it is sitting on the surface or inside the material. A sample is sometimes taken. That is what sets the chemistry and the scope of everything after it.
Containment keeps the rest of the property out of it. The affected room is sheeted and taped, and HEPA-filtered air scrubbers run while the work is going on so that disturbed spores are captured rather than carried into the hallway. In a one-corridor flat with no second route out, that is not optional.
Removal is where the honesty happens. Surface mould is treated with antifungal chemistry. Mould that has gone through the plaster, the plasterboard, the sealant or the timber comes out with the material, because no product pulls mould back out of saturated plasterboard. Anyone who says otherwise is selling you next winter's callout.
Treatment then goes onto the substrate that is left. It is a different product to the cleaning agent, applied and left to dry rather than wiped off, so that anything remaining does not regrow.
The cause assessment decides whether you ever see it again. Condensation, a failed sealant line, a leaking soil stack, cold bridging, an extract fan ducted into a roof void, blocked or missing trickle vents. What comes out of it might be a fan upgrade, a leak repair, insulation or a ventilation change, and it may or may not be the same team that carries that out. The water here is hard, and scale on shower trays and sealant lines gives mould something to hold onto, so descaling is part of a proper finish.

A single wall treated at surface level sits at the low end. Full remediation with plasterboard out and replaced, plus a ventilation fix, sits a long way above it.
Some of it is claimable. Where the mould followed an insured event, a burst pipe or a roof failure, buildings cover often picks up the remediation, though almost no policy pays for condensation. On the let side, a dated professional remediation is also the cheapest evidence a landlord can hold if the tenancy later goes to a dispute.

Is black mould actually dangerous?
Heavy exposure affects breathing, and it reaches asthmatics, small children, elderly and immunocompromised people first. NHS advice is to remove it rather than live with it. If a GP or an Environmental Health officer has put it in writing, treat it as urgent rather than annoying.
Why does it keep coming back?
Because the water is still arriving. Washing dried indoors, a bathroom fan venting into a roof void, a failed sealant line, a slow leak in a soil stack, cold bridging at the back addition, sash windows with no trickle vents. Any team that does not look for that is treating the stain.
Can it be treated without taking the plasterboard out?
If it is still on the surface, yes. Once it is through the board, the sealant or the timber, that material comes out. There is no product that draws mould back out of saturated plasterboard, and the assessment will tell you plainly which of the two you have.
Will the work spread spores through the rest of the flat?
Not if it is done properly. Sheeted containment and HEPA-filtered scrubbing running throughout the job are exactly what stop that. Done badly, mould remediation is an efficient way of moving spores around a flat, which is one reason we are fussy about who we refer it to.
I am a tenant and my landlord is ignoring me.
Photograph it with dates and put your request in writing so there is a record. If nothing happens, Environmental Health at Wandsworth or Lambeth can inspect: severe damp and mould can be assessed as a Category 1 hazard under the Housing Health and Safety Rating System, and the council can serve notice on the landlord. In Lambeth, all four Clapham wards have sat inside a selective licensing scheme since 1 September 2025, and a licence carries conditions the council can enforce.
I am a landlord. Where do I actually stand?
The Homes (Fitness for Human Habitation) Act 2018 and section 11 of the Landlord and Tenant Act 1985 put damp and mould from structural or maintenance causes on you. Both boroughs are licensing as well: Lambeth selective across the Clapham wards since September 2025 at £1,025, Wandsworth in Northcote from 1 April 2026 at £885, plus borough-wide additional HMO licensing in Wandsworth since July 2025. A dated professional remediation with a cause assessment is the cheapest file you can hold if it is ever disputed.
Does the treatment stop it returning?
The treatment on its own does not. The cause work does. A proper job names the moisture source and prices the fix, whether that is an extract fan that actually vents outside, a leak repair, insulation or a ventilation change. Get both halves agreed at assessment so you know which one you are buying.
