Cleaning after pest control
Cleaning after pest control in Clapham and Battersea.
Pest control ends the infestation. Somebody still has to clear up what it left behind before the property is fit to live in. We refer that work to vetted specialist teams who cover South West London and travel.

What it is
What post-pest cleaning covers.
Cleaning after pest control is the deep clean and disinfection that follows a treatment. The pest controller's job ends when the infestation does. Droppings, urine, nesting material, contaminated insulation, spoiled food and dead pests are a separate job with different chemistry, different protective kit and a different waste route.
It is not a nicety either. Rodent urine carries a leptospirosis risk, rodent-borne hantavirus is a recognised hazard, cockroach droppings are a known asthma trigger, and bird guano is treated as biohazard in its own right. Leaving the residue leaves both the health risk and the scent trail that invites the next infestation in.
In a converted house or a mansion block the other half of the problem is that mice do not read the lease plan. They travel the joist voids, the boxing around the soil stack and the service risers between flats, so treating one flat and cleaning one flat is often half a job. The teams we refer to will say so, and will talk to the managing agent if that is what it takes.
When you'd need this
When the cleanup is a specialist job.
Most of these calls come from landlords, agents and tenants a day or two after the pest controller has been. These are the versions we hear most across Clapham, Battersea and Balham.
- Mice or rats cleared, with droppings and urine through kitchen units, under floors and along the skirting runs.
- Cockroaches cleared, with egg cases and allergen residue behind appliances, in cracks and inside ducting.
- Bedbugs treated, where the property needs a thorough clean and the soft furnishings need heat or steam.
- Fleas after a pet, in carpet, underlay and behind the skirting boards.
- A wasp or hornet nest removed, leaving nest debris and staining in a loft or the eaves.
- Pigeons in a light well, on a flat roof or in the eaves of a back addition, where guano cleanup is biohazard work.
- Squirrels or rats in the loft of a period terrace, where the insulation is contaminated and needs replacing rather than cleaning.
The work
What the cleanup team does after the pest controller leaves.
The team starts where the treatment stopped. Protective kit goes on: mask, gloves and eye protection at minimum, full kit for rodent or bird work. Droppings, nesting material and any dead pests come out first, bagged and sealed for licensed disposal rather than dropped in the communal bin store where the next problem starts.
Contaminated insulation is the most commonly missed part of the job. Rodent urine soaks into loft insulation and the rolls between joists, and the smell keeps coming through the ceiling for months however well the room below is cleaned. The team assesses it and prices removal and replacement where it is needed.
Hard surfaces are then disinfected with industrial-grade product: behind and under appliances, inside every cupboard, along the skirting runs, into ducting and, where access allows, under floorboards. Cockroach jobs need the cracks and the duct work far more than the visible surfaces.
Soft furnishings are judged individually. Salvageable items are heat treated after bedbugs or steam treated after fleas. Anything that cannot be brought back is bagged and itemised for the landlord or the claim.
The finish is a biocidal sanitisation suited to the pest, plus a written cleanup record. The pest controller should already have issued a treatment certificate. Those two documents together are what a letting agent, a licensing officer or an Environmental Health officer wants to see, and what a deposit adjudicator reads if it comes to that.
- Protective kit matched to the pest, full biohazard kit for rodent and bird work.
- Droppings, nesting material and dead pests bagged and disposed of through a licensed route.
- Contaminated loft and joist insulation removed and replaced where needed.
- Industrial disinfection behind appliances, inside units, along skirtings and into ducting.
- Heat or steam treatment of salvageable soft furnishings after bedbug or flea work.
- A written cleanup record to sit alongside the pest control treatment certificate.
- Coordination with the pest controller, and with the managing agent where the building shares voids.
Process
From your call to a property fit to occupy.
1. You tell us about the infestation
The form, photographs of the affected areas, which pest it was, and whether the treatment has happened, is booked or is still running. Tell us if the property is a flat in a converted house, because that usually changes who else has to be involved.
2. We ring you and brief the team
Mon to Fri 9 to 5, inside the hour. Weekends 11 to 3 by arrangement. Outside those hours, by 9am the next working day. We size the job, work out whether the loft and the insulation are in scope, and hand the brief over.
3. Timing with the pest controller
The team checks the treatment is finished before cleaning starts. Some treatments, residual rodenticide in particular, need a few days to do their work first, and cleaning too early wastes the treatment and the clean together.
4. Cleanup and sign-off
One to three days for a typical flat, longer for lofts, whole houses and commercial units. You get the written cleanup record at the end to pair with the treatment certificate.
Why come through us
Two trades, one timeline, without you in the middle.
Pest control and post-pest cleaning are separate trades. Arranging them yourself means holding two sets of quotes, two diaries and two scopes, then working out between them whose job the loft insulation is.
Come through us and the cleanup team is briefed on the treatment before they ring you. They speak to the pest controller directly if there is a question, and you get one timeline and one set of paperwork at the end of it.
We also match the team to the pest. Rodents, cockroaches and bedbugs are three different jobs, and bedbugs in particular need somebody who understands the lifecycle rather than somebody who disinfects a surface and leaves.
It costs you nothing. The team prices the job to you or to your landlord and we are paid by them for the introduction. Before they attend we name the firm and tell you what we checked.
Pricing
How post-pest cleaning is priced.
The price follows the pest, the spread, the size of the property, and whether insulation or soft furnishings have to be replaced rather than cleaned. A single room after fleas sits at the low end. A whole house after rats, with loft insulation stripped and replaced, sits a long way above it.
Landlords should read the policy first, because infestation cover varies a lot and some buildings policies exclude vermin outright. Where a tenant clearly caused it, the cleanup record and the treatment certificate are the evidence a deposit scheme adjudicator looks for. Cleaning already appears in 54% of the deposit disputes TDS adjudicates, although only around 1% of deposits ever reach adjudication at all.
Since the Renters' Rights Act came in on 1 May 2026 a pet request cannot be unreasonably refused, and the pet insurance backstop that was proposed did not survive into the Act. Flea treatment, pet odour and carpet work now land in the deposit conversation more often than they used to, which is a good reason to have the cleanup documented rather than described.
We add no markup. The team quotes and you pay them.
Our partners
Who actually does the work.
We do not carry out post-pest cleaning ourselves, and we will not pretend otherwise. We refer it to vetted specialist teams who cover South West London and travel. Which team gets the job depends on what the case actually needs, who can be at the property in the window you have, and whether anyone is living there.
Lead specialist for post-pest cleaning: a vetted specialist team that covers South West London. Post-pest work goes to a team we have checked for licensed disposal, biohazard-level kit on rodent and bird jobs, and a willingness to coordinate with the pest controller and the managing agent instead of cleaning one flat and calling the building done. We check insurance, waste licensing and, where the property is occupied, DBS status, and we tell you the firm and what we checked before anyone attends.
Also available: a travelling specialist team and a second vetted team on the same checks. Used where a job needs certification, equipment or capacity that the South West London teams do not hold. Used when the first team is committed elsewhere, or when the job needs a bigger crew or a longer run of days.
You don't pick the team yourself. On our call after you submit the form we match your case to the right one, tell you who it is and what we checked, and hand over the brief. You pay them directly. We never add a markup.
Related specialist services
Post-Pest Cleaning cases often overlap with other specialist work.
Specialist cases rarely fit one category cleanly. If your situation involves more than one of the services below, mention it on the form. We'll match you to a specialist who handles both, or connect you with two partners working together.
- Biohazard cleaning. Rodent and bird cleanup is handled to biohazard standard, with the same protective kit and the same licensed disposal route.
- Hoarder cleaning. Where the infestation followed years of accumulation, the clearance and the cleanup are planned as one job rather than two.
- Severe mould removal. Wet loft insulation and damp voids left by rodents grow mould, which is why these two often need pricing together.
FAQ
Cleaning After Pest Control FAQs
Common questions about post-pest cleaning in Clapham, Battersea and Balham.
The pest controller has been. Do we really need a clean as well?
In almost every case, yes. Treatment kills the infestation; it does not remove droppings, urine, nesting material or the contamination left on the surfaces. That residue is the health risk, and the scent trail left behind is an open invitation to the next lot.
How soon after the treatment can the cleanup happen?
Usually a day or two, once the pest controller confirms the treatment is done. Residual rodenticide needs a few days to take effect first, so cleaning too early throws away both jobs. The team checks with the controller rather than guessing.
We had rats. Is that a biohazard job?
Treat it as one. Rat urine carries a leptospirosis risk and rodent-borne hantavirus is a recognised hazard, so the team works in biohazard kit and disposes of the waste through a licensed route. This is not one to attempt with a domestic vacuum and a cloth.
What about loft insulation the mice have been in?
It comes out. Urine and the smell soak into insulation and no amount of surface cleaning gets either back out, which is why the ceiling below keeps smelling after a good clean. The team prices removal and replacement as part of the job.
Does the cleanup team treat bedbugs?
No. Treatment, whether heat or chemical, is the pest controller's job. The cleanup team handles the clean afterwards, including heat or steam on the soft furnishings that can be saved and disposal of the ones that cannot. Bedbug eggs survive a lot of ordinary cleaning, so it matters that somebody knows where to look.
The mice are coming from next door. Whose problem is that?
In a converted house or a mansion block, usually the building's. Mice use the joist voids, the stack boxing and the risers, so treating and cleaning one flat rarely finishes it. Your lease and the managing agent decide who instructs work on the communal parts, and the team will put in writing what it found and where it came from so you have something to send them.
My landlord will not organise the cleanup.
Keep the treatment certificate, photograph the residue with dates, and put the request in writing. If nothing happens, Environmental Health at Wandsworth or Lambeth can inspect: an infestation and the residue it leaves can be a Category 1 hazard under the Housing Health and Safety Rating System. In Lambeth, a licensed property also carries conditions the council can enforce.
